Finding your dream home with the help of a sales negotiator

Iida, a Lumo sales negotiator working in the Helsinki metropolitan area, is often customers' first point of contact. She picks up the phone and acts as a matchmaker between customers and available apartments.

"I want to do things properly and find suitable homes for our customers. By putting myself in their shoes and understanding their needs, it's possible. We have a wide range of apartments, so there's certainly a perfect fit for everyone," Iida explains.

Even when customers aren't entirely sure what they're looking for, Iida knows how to find the right Lumo home for their needs.

Communication with customers doesn't happen just over the phone; she often meets them in person during apartment viewings.

"I always try to ensure that if the apartment I show doesn't feel the right fit, I find another option immediately. Sometimes, unexpected suggestions that the customer hadn't initially considered can turn out to be their new dream home."

Currently based mainly in East Helsinki, Iida has had the opportunity to familiarise herself with Lumo homes across the metropolitan area over the past few years. She even has several favourite Lumo buildings.

Iida's favourites

Luotsikatu 1, Katajanokka

"I love the buildings in Katajanokka and the peacefulness of the area. It's centrally located, but still has its own calm atmosphere. The apartments are beautifully renovated, and the building has unique layouts. I could see myself living here."

"Some of these apartments have direct sea views. The buildings also share a seaside sauna and a tennis court."

Lehtisaarentie 14, Lehtisaari

"Lehtisaarentie 14 offers a unique rental housing opportunity. It's a complex of six terraced houses by the sea, with family apartments featuring large gardens or balcony terraces."

When searching for a new home, you can also get assistance from Lumo Service Centre advisors, who help with finding apartments and answering questions related to living in a Lumo home.

Customer experience at the heart of a Lumo property manager's work

Once you have signed your lease agreement, received the keys to your new home, and become a Lumo resident, the property manager will take care of you. Lumo property managers know their buildings like the back of their hands and keep residents informed about what's happening.

Elias, a property manager working in the Kontula area of East Helsinki, enjoys the variety of tasks his job entails.

"I like that I can influence the customer experience through my work. Plus, I get to collaborate with professionals from different fields and develop partnerships, for example, with our maintenance partners," Elias says.

Elias manages thirteen Lumo buildings, which together have over 1,000 apartments. He can't always be on top of everything, so residents are the property manager's eyes in everyday life.

Elias enjoys visiting properties, meeting residents, and chatting with them.

"I get valuable feedback from residents about the day-to-day life in the building, which I address as needed. It's great to see how ideas come to live in residents' daily lives and how I can improve their living comfort," Elias describes.

Fostering a sense of community among residents is also crucial to Elias. The Lumo team has organised events like moonlight parties and communal BBQs in the buildings he manages.

"One of my favourite work memories was when the Lumo team sent photos of the building's communal Christmas dinner. It's nice to see a sense of community."

Over the past two years, Elias has gotten to know Kontula and its unique character. His favourite Lumo buildings are among his own properties.

Elias's favourites

"These are slightly older Lumo buildings, but the apartments are bright and have good layouts. There's also a sense of community and a unique atmosphere here."

Keinulaudantie 2a, 2b ja 2c, Kontula 

"These newer Lumo buildings have modern finishes and glazed balconies. Kontula offers a diverse range of housing options for everyone."

Technical support with a compassionate touch 

Life doesn't always go as planned, and sometimes, bigger issues arise. In such cases, technical managers step in, using their expertise in building structures and technology to resolve the situation.

Rasmus, a technical manager based in Helsinki, assists property managers when there are significant challenges or repair needs. Technical managers often collaborate on larger repairs in Lumo buildings.

Unlike property managers, technical managers work more in the background. Technical matters like plumbing, ventilation, or facades are not always visible to residents.

"Resident interactions are part of this job, too. We sometimes visit residents if they report, for example, ventilation issues – the solution is often found in adjusting the ventilation settings, which may not be correctly calibrated. But this is just one small example of our varied tasks," Rasmus explains.

Every day is different for a technical manager. "It keeps the job interesting when you never know what the day will bring," Rasmus says.

Good communication skills are one of the most significant aspects of a technical manager's role.

"We often contact residents when something unfortunate has happened. Situations involving one's home can be emotional, so viewing the situation from the resident's perspective is essential. Clear, honest communication about how the situation is progressing is crucial."

"I remember receiving positive feedback from a resident who had initially been worried about how a water damage situation would be handled. They appreciated that despite the unpleasant situation, they always felt reassured that everything was proceeding as it should. It's vital to keep residents informed about schedules, for example," Rasmus continues.

Like Iida and Elias, Rasmus also has his favourites among the Lumo buildings.

Rasmus's favourites

"These two buildings, designed by architect Aarne Ervi in the 1940s, are located next to the Old Town and were renovated in 2008. It's a nice environment with good layouts. The sauna facilities also have a large rooftop terrace overlooking the rapids. I could see myself living here."

"This building, originally a printing house, has a loft-like atmosphere. Although some apartments are small, the high ceilings make them feel spacious. These apartments also feature high-quality materials."

"This building is located next to Linnanmäki amusement park on a hill, offering stunning views from many apartments. They have a panoramic view over the entire city of Helsinki."
